What this house does not do
We are not a hotel
No front desk, no porter, no room service, no daily housekeeping and nobody in the building overnight.
37-44 61st Str, Woodside, NY 11377

Where this house stops
Nightly rate, cleaning fee, and nothing else. No resort fee, no service charge, no city surcharge invented at the end.
Everything this house charges is on the rates page and in the quote before you enter a name. The cleaning fee is charged once per stay and it is printed beside every nightly rate on this site rather than added at the end. There is a refundable hold, which is not a payment and is released after departure. There is nothing else, and the booking page prints the total before it asks for anything at all.
A resort fee added at checkout, a service charge printed only on the final receipt, or a cleaning fee mentioned for the first time in a confirmation e-mail are all the same failure wearing different names: a guest arrives at a total they had not already seen. Every arrangement on this site is built so that cannot happen here.
There is also no tax added to a rate anywhere on this site, which is a decision worth explaining rather than a detail to skim past. Inventing a tax rate for a house that does not exist would be its own small dishonesty — a made-up percentage dressed up as a fact about New York law — and the safer, more honest choice for a demonstration is to leave it out rather than guess at a figure nobody can check.
A worked example is more convincing than a promise, because it can be checked rather than trusted:
The Garden Apartment, 16 April 2027 to 19 April 2027
A spring weekend: Friday and Saturday carry the uplift, Sunday does not.
| Night | Season | Rate |
|---|---|---|
| 16 April 2027 | Spring weekend | $213 |
| 17 April 2027 | Spring weekend | $213 |
| 18 April 2027 | Spring | $185 |
Total for the stay$706
$177 is taken now and $529 on arrival. A refundable hold of $300 is authorised on the day and released after departure — it is not a payment and it is not in the total above. The minimum stay on this arrival date is two nights.
The refundable hold. The refundable hold is an authorisation taken on arrival and released within five working days of departure. It is not a payment and it is not part of the quoted total.
It is authorised rather than charged, which is why it never appears inside the total above — a total that included it would be describing a bill nobody is actually asked to pay.
Anybody can write "no hidden fees" under a headline rate; the sentence costs nothing and proves nothing. Showing the itemised total, the hold and the deposit on the same page a rate is quoted on is the version of that claim a reader can actually verify. The full rate table and deposits and cancellations carry the same figures in more detail.
A deposit is taken when the booking is made, and the balance is due on arrival — both figures are on the confirmation, and neither one is a surprise calculated later. What the calendar actually enforces before it takes that deposit is the other half of this same promise: a total that will not grow is only worth something alongside a booking that will actually be honoured.
The rest of the argument
What this house does not do
No front desk, no porter, no room service, no daily housekeeping and nobody in the building overnight.
What this house does not do
Book an apartment and you have that apartment. The other two may be let to somebody else on the same night, and usually are.
What this house does not do
Drink at an event is brought in by you or by your caterer and served by them.
What this house does not do
The ceremony can happen in the garden or the parlour. The legal marriage is a separate thing and it is not ours.
What this house does not do
A 1912 house with a stoop and three floors. One apartment is nearly level; the other two are not.
What this house does not do
Three apartments and one house, and the calendar will not sell the same night twice.
What this house does not do
An elevated railway four minutes away, a city garden, and a house in Queens.
The calendar is live. It shows what is free, it will not sell the same night twice, and it prints the whole total — cleaning fee included — before it asks for a name.
