The parlour takes twenty-two around a table or in a horseshoe, the garden takes the breaks, and the loft and the garden apartment become the two rooms a group splits into. It is close enough to Manhattan that nobody has to stay the night, and there are eleven beds if they do.

The clear-down night exists because an event finishing at eleven cannot be cleaned before a three o'clock arrival the next day. It is not an upsell; it is the arithmetic.

- Wired internet in the parlour and the garden apartment, and wireless throughout
- A screen and a sixty-inch display on a stand in the parlour
- Both kitchens, so a caterer can work while the room is in use
Worth knowing. There is no conference telephone, no room-booking system and no technician. The display takes an HDMI cable and a USB-C cable and that is the extent of it. If the day depends on a video link that must not fail, a house is the wrong building.
