How this house works

One building, sold two ways

Three apartments, each with its own front door, its own key code, its own kitchen and its own bathroom. Or the same three, plus the garden and both kitchens, let together to one party. They are the same rooms, so the calendar treats them as one building — which is the thing most worth understanding before you look at dates.

The Whole House — sleeps 11, from $520 a night contains all three apartments, the garden and both kitchens Garden sleeps 4 2 bedrooms from $185 a night Parlour sleeps 4 2 bedrooms from $205 a night Loft sleeps 3 1 bedroom from $165 a night
One building, sold two ways. Letting any apartment takes the whole house off the calendar for those nights, and letting the whole house takes all three apartments off it. The booking system enforces that; nobody has to remember it.

An apartment is not the house. An apartment booking is a private apartment, not a private house: the other two apartments may be let on the same nights, and the garden, the stoop and the stair are shared. The whole-house let is the one that takes the building off sale.

The three apartments

Each is a whole apartment rather than a room, and each is honestly different: one is level with the garden, one has the bay window and the twelve-foot ceiling, and one is up two flights under the roof and is the cheapest and the quietest.

Garden level

The Garden Apartment

The garden level of the house, and the only apartment you can walk into from the garden without meeting a stair. Two bedrooms, a kitchen that opens onto the sitting room, and a door onto the terrace that people leave open from May until October.

  • Sleeps four
  • two bedrooms
  • one bathroom
  • two nights minimum

$185 a night from · plus a $95 cleaning fee, once

Parlour floor

The Parlour Apartment

The front rooms of the original house, with the bay window, the twelve-foot ceiling and the plaster cornice that the restoration kept. It is the largest of the three and the one people book when they want the house to look like the photographs.

  • Sleeps four
  • two bedrooms
  • one bathroom
  • two nights minimum

$205 a night from · plus a $105 cleaning fee, once

Top floor

The Loft Apartment

The top of the house, under the roof, with skylights on both slopes and a mezzanine over the sitting room. It is the smallest and the cheapest and it has the best light in the building from about four in the afternoon.

  • Sleeps three
  • one bedroom
  • one bathroom
  • two nights minimum

$165 a night from · plus a $85 cleaning fee, once

Compare all three side by side

The house at dusk with every window lit, seen from its own garden

The whole house

The Whole House

All three apartments, the garden and both kitchens, let as one house to one party. The internal doors that separate the apartments are unlocked, the stair becomes a stair again, and the house works the way it was built to.

  • Sleeps eleven
  • five bedrooms
  • three bathrooms
  • three nights minimum

$520 a night from · plus a $260 cleaning fee, once

Less than the three apartments added together, because it is one clean, one changeover and one arrival instead of three. The arithmetic is on the rates page rather than in a sentence asking to be believed.

Events

The house, taken for the day

A gathering, a small wedding, a day away from the office or a shoot. What makes the house work for any of them is not the parlour, which is handsome, but the second kitchen and the fact that eleven people can stay the night — so the day does not end with a convoy of cars.

10:00am - 10:00pm

A family gathering

A birthday, an anniversary, a christening lunch, or the reason everybody is in New York in the same week.

  • twenty-four seated
  • forty-five standing
  • eleven can stay
  • takes two nights

$1,250 for the day · by enquiry, not instant booking

12:00pm - 11:00pm

A small wedding

A ceremony in the garden or the parlour, a meal at the long table, and the wedding party asleep upstairs.

  • thirty-four seated
  • sixty standing
  • eleven can stay
  • takes three nights

$2,400 for the day · by enquiry, not instant booking

An event is an enquiry. An event is an enquiry, not a booking. Nothing on this site confirms a date for an event — the enquiry reaches a person, the date is held while it is discussed, and only a confirmation in the office takes the house off sale.

What a stay costs

The price on the screen is the price

A nightly rate and one cleaning fee. No resort fee, no service charge, and nothing invented at the end. Here is a real quote, every night itemised, exactly as the booking page prints it before it asks for a name.

The Garden Apartment, 16 April 2027 to 19 April 2027

A spring weekend: Friday and Saturday carry the uplift, Sunday does not.

17 April 2027Spring weekend$213
18 April 2027Spring$185
  • three nights at an average of $204$611
  • Cleaning fee, once$95

Total for the stay$706

$177 is taken now and $529 on arrival. A refundable hold of $300 is authorised on the day and released after departure — it is not a payment and it is not in the total above. The minimum stay on this arrival date is two nights.

The price on the screen is the price. Every rate on this site is per night for the whole apartment, and the cleaning fee is printed beside it. The cleaning fee is charged once for a stay of any length. There is no resort fee, no service charge and no tax added at the end.

The garden and the kitchens

The two things that make a houseful possible

About eleven hundred square feet behind the house, walled on three sides, with a table under the pergola. And a kitchen on the parlour floor built for cooking at scale — five rings, a double oven, and worktop enough for four people at once.

It is a city garden behind a house in Queens, not a lawn in the country. The elevated line is four minutes' walk away and you can hear it. Between December and the middle of April the garden is closed, the furniture is in store and the terrace is swept but not heated.

Where it is

Four minutes from the station, thirteen from Penn Station

Woodside is a residential neighbourhood in western Queens between Sunnyside and Jackson Heights. It is where people who work in Manhattan live rather than where they visit, which is most of what is good and all of what is quiet about it.

The station
61st Street - Woodside, four minutes' walk. The commuter railroad and the elevated line share the building, which is unusual and useful.
To Midtown
About thirteen minutes on the railroad to Penn Station; about twenty-five on the elevated line to Times Square.
To the airport
The bus from Roosevelt Avenue to LaGuardia takes about twenty minutes with no traffic.
Eating
Roosevelt Avenue is Filipino, Thai, Irish and Ecuadorean within four blocks, and 61st Street has the bakery everybody sends people to.
A market
There is a supermarket three blocks away and a greengrocer two, which matters when the house is cooking for a gathering.
Green
Windmuller Park is six minutes' walk. Flushing Meadows is two stops.
The elevated railway viaduct over a wide avenue at dusk

The elevated line. The elevated line runs above Roosevelt Avenue, four minutes' walk away, and it runs all night. It is audible from the front of the house and not from the loft.

Getting around

Arriving

There is no front desk, and that is a design rather than a gap

There is no front desk and nobody sleeps in the building. If something goes wrong at two in the morning the telephone is answered by a person who lives twenty minutes away, and that is what a small guest house can promise rather than a night porter it does not employ.

  1. Seven days before The arrival note arrives by e-mail: the door code, which door it opens, the photographs of the entrance, and what to do if the code does not work.
  2. The day of arrival The code works from three in the afternoon. There is nobody to meet — the door is a keypad and it is the only key there is.
  3. Inside The apartment is yours. Nobody enters during a stay unless you ask, and the cleaner does not come mid-stay on a booking of under seven nights.
  4. The morning you leave Out by eleven, the code stops working at eleven, and the bins go in the store under the stoop. There is no key to hand back.

How arrival works, in full

Before you book

What this house does not do

Every one of these has its own page, because the worst version of each is the one a guest finds out about on the evening they arrive.

An apartment let is a private apartment, not a private house. The garden, the stoop and the stair are shared, and the other two apartments may well be let on the same nights. If having the building to yourself is the point, that is the whole-house let — and it costs what it costs because it takes three apartments off sale.

Questions people ask first

Can I book one apartment, or do I have to take the whole house?

Either. The three apartments are sold separately at a nightly rate, and the whole house is sold as one let to one party. The calendar shows both and it will not sell you a night that is already gone in the other form.

If I book an apartment, do I have the garden to myself?

No. The garden is shared between the three apartments and there may well be somebody else in it. If having the garden and the building to yourself is the point, that is the whole-house let.

What does the whole house cost compared with the three apartments?

Less than the three added together, and the rates page shows the arithmetic on the same screen. The house is one clean, one changeover and one arrival instead of three, and the price reflects that.

Is there a cleaning fee?

Yes, once per stay, and it is printed beside every nightly rate on this site rather than added at the end. It is eighty-five to a hundred and five dollars for an apartment and two hundred and sixty for the whole house.

Is there anything else added at the end?

No. Nightly rate, cleaning fee, and a refundable hold that is an authorisation rather than a payment. No resort fee, no service charge and no surcharge invented at checkout.

How do I get in?

A keypad. The code arrives by e-mail a week before, works from three in the afternoon on the day of arrival, and stops working at eleven on the morning you leave. There is no key and nobody meets you.
