The house's parlour and garden, set for a gathering

Events at the house

Events at the house

A family gathering, a small wedding, a corporate offsite or a photo shoot — each one takes the whole house, and each one is an enquiry rather than an instant booking.

  • up to thirty-four seated
  • up to sixty standing
  • eleven can stay the night

An event is an enquiry. An event is an enquiry, not a booking. Nothing on this site confirms a date for an event — the enquiry reaches a person, the date is held while it is discussed, and only a confirmation in the office takes the house off sale.

How many

Seated and standing, and what the number depends on

Thirty-four seated is the parlour and the garden together and it assumes the garden is usable. Indoors alone the house seats sixteen at the long table and about ten more at the garden-level table, in a different room. That is the number to plan a February wedding around.

Four kinds of event

What the house has been taken for

Every one of these takes the whole house, the garden and both kitchens for the day, and each has its own page with its own worked-out nights.

10:00am - 10:00pm

A family gathering

A birthday, an anniversary, a christening lunch, or the reason everybody is in New York in the same week.

  • twenty-four seated
  • forty-five standing
  • eleven can stay
  • takes two nights

$1,250 for the day · by enquiry, not instant booking

12:00pm - 11:00pm

A small wedding

A ceremony in the garden or the parlour, a meal at the long table, and the wedding party asleep upstairs.

  • thirty-four seated
  • sixty standing
  • eleven can stay
  • takes three nights

$2,400 for the day · by enquiry, not instant booking

The kitchens

What the kitchen allows

Two kitchens, used together, is what makes an event here work at all. Neither is a commercial kitchen and neither has staff of its own.

Parlour floor, behind the front room

The parlour kitchen

The one that makes a whole-house let work.

  • A five-ring gas range with a double oven, one of them large enough for a turkey or a tray of thirty
  • Nine feet of worktop, which is four people cooking without standing on each other
  • A dishwasher, a full-height refrigerator and a separate freezer
  • Crockery, glassware and cutlery for thirty-four, which is the seated capacity of the house
  • A dining table for six, with two leaves that take it to ten

Garden level, open to the sitting room

The garden kitchen

The everyday one, and the one a caterer uses as the cold side.

  • A four-ring hob and a single oven
  • A full-height refrigerator, a dishwasher and a kettle
  • A table for four, and the door to the terrace beside it
  • Crockery and cutlery for eight, which is the apartment's own set

Top floor, along the sitting-room wall

The loft kitchen

Small, and honestly described as small.

  • Two rings and a combination microwave oven — there is no full-size oven up here
  • A full-height refrigerator and a dishwasher drawer
  • Crockery and cutlery for four

There is no in-house catering and no kitchen staff on the payroll. What there is instead is the space: both kitchens for a caterer to work in, with the parlour kitchen as the hot side, and the same arrangement serves a corporate day — both kitchens, so a caterer can work while the room is in use. A caterer you bring, or the cooking you do yourselves, happens in one kitchen or both; nobody on the premises serves the food or the drink. Drink itself is a separate question, and the honest answer to it is on its own page: We do not hold a liquor licence.

Noise and finish times

Every event at this house finishes its music at 10:00pm, indoors and outside, on every night of the year including the night of a wedding. That is not a house preference that can be negotiated on the day — the houses on either side are lived in, and the garden wall is seven feet of brick rather than a hundred yards of field. music off at ten, indoors and out, on every night of the year including the night of an event.

The fullest case

What a full weekend take-over includes

A small wedding is the event that actually takes a setup night and a clear-down night, which is the closest this house comes to a weekend take-over. The nights below are what the calendar actually holds for one.

An example: a small wedding on 12 June 2027, which is a Saturday. These are the nights the whole building comes off sale — and through the whole house, that is all three apartments as well.
NightWhy it is held
11 June 2027, FridaySetting up the day before
12 June 2027, SaturdayThe day itself — the house cannot also take an arrival at three that afternoon
13 June 2027, SundayClearing down, so the next changeover is not done at midnight

three nights in total, and the day rate of $2,400 covers all of them. It is not an upsell; it is the arithmetic of a house that has to be cleaned between one party and the next guest.

  • The house from noon until eleven at night on the day
  • The night before for setting up, and the night after for clearing
  • Both kitchens for a caterer to work in, with the parlour kitchen as the hot side
  • The garden, with the table at ten places and standing room for sixty
  • Eleven beds, which the wedding party almost always takes
  • A changeover clean of the whole house afterwards

Said plainly

What this house cannot do

Two things, regardless of which of the four events above it is: Drink at an event is brought in by you or by your caterer and served by them. And the ceremony can happen in the garden or the parlour. The legal marriage is a separate thing and it is not ours. Both are read in full, and linked to their own pages, on the small-weddings page, because a wedding is where they matter most — but they are true of every event this house takes.

Two questions worth answering before you enquire

Does an event enquiry confirm a date?

An event is an enquiry, not a booking. Nothing on this site confirms a date for an event — the enquiry reaches a person, the date is held while it is discussed, and only a confirmation in the office takes the house off sale.

What is the honest seated capacity of the house?

Thirty-four seated is the parlour and the garden together and it assumes the garden is usable. Indoors alone the house seats sixteen at the long table and about ten more at the garden-level table, in a different room. That is the number to plan a February wedding around.

Make an event enquiry

An enquiry, not a booking. Tell us the date, the kind of event and roughly how many guests, and somebody in the office replies and holds the date while you talk it through.
