Rates and what is included
One nightly rate, one cleaning fee, and nothing invented at the end. Every figure below is the one the booking system actually charges, including four worked examples, itemised night by night.
How a total is built
Every price on this site is arithmetic rather than marketing, and it is built the same way for every unit: a rate for each night, added up, plus one cleaning fee for the whole stay. The rate moves with two things only — the season, and whether the night is a Friday or a Saturday — and both are shown on the same line as the total, never folded into it quietly. There is no resort fee and no service charge anywhere on this site, and there is no tax added afterwards: the total the booking page prints before it asks for a name is the amount due, in full.
What follows is the whole price list, the seasons that move it, the diagram of how the house is one building sold two ways, and then four real bookings worked out night by night — because "from $165 a night" on its own is a headline, and a headline is not something a guest can check.

A Friday or a Saturday night is 15 per cent above the figure in its column. The cleaning fee is charged once for a stay of any length, not once a night. Nothing else is added.
Why the rate moves
The seasons
Each season carries its own minimum stay as well as its own rate, and the minimum is explained in full on its own page.
- Winter quiet 5 January 2027 to 14 March 2027
- The cheapest weeks of the year and the shortest minimum stay. It is cold, the garden is closed and the light on the garden level is poor. That is the whole reason it is cheaper. Minimum stay two nights; the rate is 10 per cent below standard.
- Spring 15 March 2027 to 14 June 2027
- Standard rate. The garden comes back into use around the middle of April, depending on the weather rather than on the calendar. Minimum stay two nights; the rate is the standard rate.
- Summer 15 June 2027 to 7 September 2027
- The busiest season and the one with a real minimum. Five nights, because a Tuesday-to-Thursday let in July leaves two unsellable nights on either side of it and the rate would have to carry them. Minimum stay five nights; the rate is 25 per cent above standard.
- Autumn 8 September 2027 to 19 December 2027
- Standard rate with a small uplift through October and November, which are the two months this part of Queens is at its best. Minimum stay two nights; the rate is 5 per cent above standard.
- The holidays 20 December 2026 to 4 January 2027
- The fortnight around the end of the year. Four nights minimum and the highest rate on the calendar. It is also the only period the whole house is booked more often than the apartments are. Minimum stay four nights; the rate is 35 per cent above standard.

The house is not a fourth, separate building. It is the same three apartments, the garden and both kitchens, sold together instead of separately.

The whole house for five nights in June. The house's own minimum is three and the summer season's is five, and the booking page applies whichever of the two is longer — which is the rule that catches people out, so it is the one worth showing.

Why the whole house costs less than the three apartments added together
Add the three apartments' nightly rates and the total is $555. The whole house is $520 — $35 less, or about 6 per cent below the sum of the three. The cleaning fee follows the same rule: the three apartments' fees add up to $285 and the whole house is cleaned once, for $260 — $25 less, about 9 per cent below the three separate fees.

That is not a discount and nobody has to ask for it. It is one changeover, one arrival code and one clean instead of three, and the price reflects the work rather than a promotion.
The price on the screen is the price. Every rate on this site is per night for the whole apartment, and the cleaning fee is printed beside it. The cleaning fee is charged once for a stay of any length. There is no resort fee, no service charge and no tax added at the end.
The refundable hold. The refundable hold is an authorisation taken on arrival and released within five working days of departure. It is not a payment and it is not part of the quoted total.
Minimum stays. Minimum stays are whichever is longer of the unit's own minimum and the season's. The booking page says which of the two it applied, rather than refusing without a reason.
